A pre-sale building report follows the same inspection process as a pre-purchase report, but is arranged by the seller before the property is marketed. It gives vendors a clear understanding of the property’s observed condition and helps identify matters that could affect the sale, lead to price negotiation, or cause costly delays.
Arranging this inspection early allows time to consider the findings and, where appropriate, address identified concerns before the property goes to market.
Where a full written report is not required, a verbal report may provide a more cost-effective alternative.

A pre-purchase building report provides a clear, independent assessment of a property’s observed condition before you commit to a purchase. It helps buyers understand significant defects, moisture concerns, maintenance items, and other matters that may affect their decision.
In Auckland’s fast-moving property market, purchase conditions and contractual timeframes can be tight. City Building Inspections can often respond quickly, with full written reports generally completed within 24 hours of the inspection.
A formal written building report may also be required by mortgage lenders or insurers as part of their approval process.

When a formal written building report is not required for lending, insurance, or other purposes, a verbal building report can provide a practical and cost-effective inspection option.
A verbal report can be used for selected concerns, such as cladding, roofing, moisture risk, or other areas of interest, or it may cover a broader building inspection where a written report is not required.
This option is commonly selected for pre-sale inspections, helping homeowners identify potential issues early and reduce the likelihood of delays or negotiation once a property is marketed.
The inspection is carried out on site, with findings discussed verbally rather than formally documented. We provide clear explanations of the observations and are happy to answer questions.
Clients are welcome to attend the inspection, or ideally join towards the end to receive a clear and practical rundown of the findings.

Building new or buying off plan can be a demanding process, often involving tight timeframes and budget pressures.
Before final payment or settlement, a handover inspection provides an opportunity to identify any outstanding items so they can be addressed with the builder or developer.
A handover Building Report, carried out as the build nears completion, helps confirm that the completed work generally aligns with plans, specifications, and reasonable expectations at handover.

If there is any concern that a property may have been contaminated through the manufacture or use of methamphetamine, testing may be advisable.
The presence of contamination can have serious implications for the homeowner, including potential health risks for occupants and significant costs associated with remediation.
Sampling can be arranged as part of the inspection process, with samples sent to an accredited laboratory for analysis.
