How pricing is confirmed

When you submit a booking form or make an enquiry, we review the property in question and assess which of these pricing categories is the closest fit. We then allow for any variations relating to size, complexity, or additional elements, including an external garage or outdoor living structures.

In many cases, the property will likely fit comfortably within one of the guide examples. In some cases, a property may sit slightly above or below the example depending on its particular features. Where an adjustment is needed, we will confirm this with you by estimate before proceeding.

Building Reports That Support Better Decisions

Building inspector examines house foundation

Central Auckland properties - from 1950s state house conversion, character villas, cement clad homes to modern construction - each present unique inspection challenges.

A good building report should give you more than a list of faults. It should explain what matters, what is routine, and what may need further attention before you commit to the property.

  • Independent & Standards-Based
Prepared to NZS 4306, suitable for lending and insurance purposes.

  • Methodical assessment:
A non-invasive inspection process focused on material risks, weathertightness, safety concerns, and significant maintenance items

  • Clear, Balanced Reporting:
Reports explain observed conditions, place findings in context, indicate significance, and recommend practical next steps.

  • Report review and follow-up:
Clients are encouraged to discuss report findings by phone or in person after the inspection.

The value of a building report lies in clear explanation and balanced assesment

FAQ's:

How a building inspection works

Common questions and answers

How soon can the inspection and report be completed?

Where possible, inspections are arranged at short notice. Full written reports are usually completed within 24 hours of the inspection, depending on access, property complexity, and any follow-up required.

If you are working to a finance, insurance, or due-diligence deadline, please check availability as early as possible.

Can you complete the report before my conditional offer deadline?

Let us know the property address, preferred inspection date, and report deadline. We will confirm whether the inspection and report timing can be met before proceeding.

For the fastest response, call us directly on 021 820 408 or use the Check Availability form.

Are your reports suitable for lending and insurance purposes?

Yes. Full written pre-purchase building reports are prepared to NZS 4306 and are suitable for lending and insurance purposes.

What makes a good building report?

A good building report should do more than list defects. It should explain the condition of the property, place findings in context, identify material concerns, and recommend practical next steps.

This helps buyers, lenders, and insurers understand the property without unnecessary alarm.

Why can an older home cost more to inspect than a newer home?

Older Central Auckland homes often have more complex histories, including previous renovations, additions, ageing materials, older roof systems, subfloor areas, drainage issues, and mixed construction methods.

Even when the floor area is similar, these homes can take longer to inspect and require more detailed reporting to properly explain condition, maintenance needs, and material risks.

What are the most common issues found in Central Auckland homes?

Central Auckland's older housing stock — including character villas, brick-and-tile homes, and cement-clad properties — commonly presents weathertightness concerns, ageing roof systems, subfloor moisture, and mixed renovation history. Our reports address these specifically in context.

What if the inspection identifies problems?

Most building reports identify some issues. The important thing is understanding their significance.

The report will explain whether findings are likely to be routine maintenance, repair items, significant concerns, or matters requiring further investigation.

Do I need to be present during the inspection?

Attendance is not required. Properties may be occupied, and having additional people on site during the inspection is not always appropriate.

Clients are encouraged to discuss the findings once the report has been issued, either by phone or in person, to gain further context and ask any questions.

How long does a building inspection take?

For an average home, a building inspection typically takes around 1.5 hours. Larger properties, more complex construction, or older homes with a greater number of historic features may take longer. Once the inspection has been completed, reports are generally issued within the following 24 hours.

Do I need to arrange access with the real estate agent?

You may arrange access yourself if you prefer, but this is usually handled by us. Coordinating directly with the agent and owner is often the most efficient way to confirm a suitable inspection time.

We’ll keep you informed once access has been confirmed.
