Modern Unit

Typically a 2 to 3 bedroom unit, townhouse, or smaller modern home built within the last 20 years.
Modern Family Home
$495 + GST

Typically a 3 to 4 bedroom modern home built within the last 20 years, with standard layout and straightforward inspection access.
Classic Kiwi Home
$590 + GST

Typically a 3 bedroom weatherboard, or brick-and-tile home. With a history of upgrades, renovations, and additions.
1980s-2000s Home
$690 + GST

Typically a 3 to 4 bedroom home from the mid-1980s to early 2000s, often with complex cladding systems and components requiring detailed inspection and reporting.

When you submit a booking form or make an enquiry, we review the property in question and assess which of these pricing categories is the closest fit. We then allow for any variations relating to size, complexity, or additional elements, including an external garage or outdoor living structures.
In many cases, the property will likely fit comfortably within one of the guide examples. In some cases, a property may sit slightly above or below the example depending on its particular features. Where an adjustment is needed, we will confirm this with you by estimate before proceeding.

Where possible, inspections are arranged at short notice. Full written reports are usually completed within 24 hours of the inspection, depending on access, property complexity, and any follow-up required.

A good building report should do more than list defects. It should explain the condition of the property, place findings in context, identify material concerns, and recommend practical next steps.
This helps buyers, lenders, and insurers understand the property without unnecessary alarm.
Older Central Auckland homes often have more complex histories, including previous renovations, additions, ageing materials, older roof systems, subfloor areas, drainage issues, and mixed construction methods.
Even when the floor area is similar, these homes can take longer to inspect and require more detailed reporting to properly explain condition, maintenance needs, and material risks.
Central Auckland's older housing stock — including character villas, brick-and-tile homes, and cement-clad properties — commonly presents weathertightness concerns, ageing roof systems, subfloor moisture, and mixed renovation history. Our reports address these specifically in context.
Most building reports identify some issues. The important thing is understanding their significance.
The report will explain whether findings are likely to be routine maintenance, repair items, significant concerns, or matters requiring further investigation.
Attendance is not required. Properties may be occupied, and having additional people on site during the inspection is not always appropriate.
Clients are encouraged to discuss the findings once the report has been issued, either by phone or in person, to gain further context and ask any questions.
For an average home, a building inspection typically takes around 1.5 hours. Larger properties, more complex construction, or older homes with a greater number of historic features may take longer. Once the inspection has been completed, reports are generally issued within the following 24 hours.
You may arrange access yourself if you prefer, but this is usually handled by us. Coordinating directly with the agent and owner is often the most efficient way to confirm a suitable inspection time.
